Timing and Considerations with Purchasing a Home...

Timing. 

Timing is everything.  Like buying Bitcoin 15 years ago and selling on November 12, 2021 vs buying 2 large pizzas in 2010. And so is timing the purchase of your new home.

When it comes to purchasing a home, it's surprising how often buyers will come to us with a very limited timeframe to get into their next home, which ultimately creates a lot of stress on the buyers.  So if you are thinking about buying, 

  1. Get a local agent

Having a local expert on your side will help you better determine the right time line based on the amount of inventory, how quickly homes are selling, and current competition in the market.  They can also help you in finding the second piece.

2. Get a local lender

Your agent has most likely worked with a few lenders that they know give great service and will get the loan to closing.  And when competing against other offers, agents are way more inclined to take an offer with a local lender vs an online one.  Also the further along you are in the approval process before writing, can mean being able to close faster, which means giving you an advantage!

3. Give yourself time.

If you are getting a loan, the home purchase will take an average of 30 days from contract to closing. However, housing inventory isn’t something that is consistent, and it may take some amount of time between when you start looking for something desirable to come available.  I recommend at least 30+ days based on todays market with limited inventory.

So if you are thinking about purchasing a home and would like to be in by a particular date, you should start somewhere between 60-90 days prior to that to make sure you hit your target.
