When it comes to selling your home, if it is not strategically positioned to sell, it will become one of the most stressful things you will encounter.  Just ask most sellers that tried it alone..  But, it doesn’t have to be that way.  Here are the 3 things to do, to guarantee a quick and profitable sale on your home.

  1.  Price.

This is sometimes the toughest factor, because oftentimes there are a lot of emotional ties to the property that add so much more personal value than money could buy.  But we are selling this, and it will only sell for what the market is willing to pay.  So pricing correctly is crucial.  We don’t want to be too high, and sit on the market while buyers pass us by.

At the right price, that peaks the buyer's interest, which means you are going to have more activity immediately, resulting in an offer, generally at or above list price.  You don’t have to be the government and lower rates to 2% to create a buyer frenzy. 

Price the house right and you will have a line out the door.  Just call your friendly neighborhood realtor to determine that perfect price.

  1.  Presentation.

You could price the house right, but if your presentation is trash, so will be the results.  Just like selling anything, if you want top dollar, you need to make sure your “ish” don’t stink. This is time to deep clean everything, so your place shines and smells fresh! A little touch up paint and addressing those repairs you keep putting off, goes a long way.  And lastly, staging your home so that prospective buyers can get a feel of what life in this home could be like, is also crucial.  We only get one opportunity to win them over when they visit the home, let’s not waste it.

  1. Marketing.
