Should I sell my home in the fall? | Monday Minute

People often think that the only time to sell a home is in the Spring and Summer.  While those are often the busier times of the year that many people buy and sell homes, it's not exclusively so.  Especially in our area of the DMV where people are always moving in and out of town.  Our fall is a fantastic time to sell and quite possibly one of the better times to sell a home.  I’ll explain why.

  1. Less inventory. During the fall, this is a time that the market is generally slower, and so that means that inventory is lower.  Which means you have a chance to increase your desirability as there are less options on the market.

  2. Serious buyers.  There may be less buyers during the fall, but these buyers are not lookie-loos, but serious home buyers.  Additionally, we find a slightly different buyer demographic.  One that is not as concerned with moving for the school districts; like your empty nesters, millennials, or workers being relocated.  

  3. Fall colors.  With the changing colors of leaves and shrubs, fall is a great time to get some beautiful photos of the front and back yard.  This can also add to the overall curb appeal of your home.  Additionally, decorating for the upcoming holidays can help would be home buyers envision themselves in the home during the holidays.

  4. List earlier than later. I recommend listing in the early part of autumn vs right at the end before winter and the Christmas Holidays.  While the weather is brisk and yet bearable vs when it's always dark and freezing.
