Should I get a Home Inspection on New Construction? | Monday Minute May 10, 2021

The new home business is booming right now in 2021!  With inventory at all time low levels, many home buyers are looking towards new construction for their next home.A question I get a lot about new construction, is “Should I get a home inspection even though it's new construction?”The answer, 100% Yes.  I recommend this to all of my clients that are purchasing a new construction home.One of the best parts of building a new home, is that it's a brand new home.  And as a brand new home, it better be done right when delivered.  Now of course you get a slew of warranted items on the home at settlement, but you will save a ton of money stopping problems before they even come up, and the best way to avoid problems is to have the home looked over by a 3rd party professional before you go to settlement.Some buyers even elect to have a home inspector go through the house more than once during the building process - Often at the pre-drywall inspection and then again once the home has been completed.And right now in 2021, with new construction at an all time high...so high that most builders have waiting lists for lots to open up, there has never been a time I encourage new construction inspections than ever before.  Builders are on tight schedules with a lot of homes to complete, there are bound to be mistakes along the way.  Although the homes are inspected by the county or city inspectors, throughout the building approval process, those inspectors are not looking at necessarily the same things that a 3rd party home inspectors is looking for.  Those inspectors are focused on generally safety concerns vs the details on the craftsmanship.  Here are some of the common things that a home inspector can help you catch:

  • Foundation or structural cracks

  • Drainage or improper grading issues

  • Poor framing work

  • Cracks or gaps in siding, decks, or patios

  • Missing facia 

  • Flooring issues

  • Window leaks

  • Water issues

  • Electrical issues

  • Drywall cracks and nail pops
