Buying Land & Building Custom Pt 1 | Monday Minute

Sometimes when house hunting, it’s hard to find exactly what you want.  Especially if you have some unique features that you are looking for that the average house doesn’t have. So you now find yourself  looking to purchase land.  But how does the process of buying land and building custom work?  Let’s dive in.When building custom, you can imagine that there are a handful of moving parts to be coordinated, but if you have a great agent on your side, worry not, because we got you covered.  And don’t forget to have fun during the process.  It might be a longer one, but the wait is absolutely worth it when you walk into your new home.Before looking at land, we recommend interviewing a couple builders to get a feel for the different types of craftsmanship and a builder who understands your vision.  Unlike building a semi-custom new home, like in most large neighborhoods, building custom is one that you will want to be more involved with on the particular details throughout the process.  Once you have a builder selected, and general, or final plans for the house you want to build, it’s time to look for the right piece of property.  It’s important to know, at least in a general sense, what you want to build before looking at land, as not all properties will be approved for or even possibly fit the size of the home you want to build.  Additionally, having a builder already selected will help as you are determining the right piece of property to purchase as they will be able to give you feedback on the viability of the land and be able to confirm with you the placement of your home, making sure every detail has been considered.Once you have found the right piece of property, it is time to make an offer, and start the process.  During your contract period, this will give the builder time to work with the local government to start working on approvals and permits, so that once you settle on the land, you can get started on the home construction.During the construction, you generally will have the opportunity to meet with the construction team throughout the process.  It’s quite an exciting time to be able to see your vision come to life.If you have any questions about buying land and building a custom home, give us a call.  We look forward to helping you!
