What We're Watching in the Housing Market Right Now

If you've been waiting for mortgage rates to come down, you're not alone.

Rates spent much of the past week hovering in the mid-6% range and briefly touched 6.71% as concerns about inflation pushed bond yields higher. That's not exactly the direction buyers were hoping to see heading into summer.

And yet, something interesting is happening.

Despite higher borrowing costs, buyers haven't disappeared. In fact, demand across much of the DMV remains surprisingly strong. Well-priced homes are still attracting attention, and many buyers have simply adjusted to the reality that rates may stay higher for longer than originally expected.

Now, that doesn't mean affordability isn't a challenge. It absolutely is.

Which is why another conversation has started gaining traction inside the mortgage industry.

Rather than focusing solely on lowering interest rates, lenders and industry groups are beginning to ask a different question: What if we could make mortgages less expensive to obtain in the first place?

There are growing calls to simplify parts of the lending process by reducing regulations that add cost, paperwork, and delays without providing much benefit to borrowers. The argument is fairly straightforward: every extra requirement adds time and expense, and ultimately those costs often find their way into the loan.

If rates remain elevated for a while, reducing the overall cost of financing could become just as important as reducing the rate itself.

On a completely different note, we came across a recent survey that asked homebuyers what they value most in a real estate agent. The answer surprised a lot of people.

It wasn't negotiation skills. It wasn't contract expertise. It wasn't financing knowledge. The number one response was simple: helping them find the right home. And honestly, that makes sense.

Most buyers don't struggle with signing paperwork. They struggle with sorting through dozens of listings, balancing wants versus needs, and figuring out which home is actually the right fit for their family and future goals. That's where a good agent makes the biggest difference. Not by opening doors, but by helping buyers make confident decisions.
